Current Land Use Programs

The State of Maine has four “current use” programs that offer the property owner a reduction in assessed value: Farmland, Open Space, Tree Growth, and Working Waterfront. The programs establish valuation of property at its current use, rather than at market value.

All four programs are available to property owners through an application process with the local municipality. Applications must be filed on or before April 1 of the year the reduced valuation is first requested.

Property must meet certain criteria to qualify for each program and any future change in the use of the land will cause disqualification resulting in a penalty.

Land Surveys

The Town of Buckfield does not conduct land surveys or determine legal property boundaries. Town tax maps are prepared for assessment and reference purposes only and should not be considered legal boundary surveys. Property information maintained by the Town is generally based on descriptions contained in recorded deeds and other available property records.

The Town may have a copy of a private land survey in a property file only when a property owner or other party has provided a copy to the Town Office and requested that it be included in the file. Therefore, the absence of a survey from Town records does not necessarily mean that a survey has never been completed.

Property owners seeking survey information should also check the Oxford County Registry of Deeds to determine whether a survey or plan has been recorded for their property. For questions regarding the precise location of property lines, property owners should consult a licensed professional land surveyor.
